Job Purpose:

Reporting to the Senior Director, Real Estate, the Senior Manager, Real Estate is responsible for the management of Rexall’s real estate portfolio for the assigned region, and dissemination of relevant data and tools that support the Real Estate team in making sound location and investment decisions.

Principal Responsibilities:

  • Perform site selection, network plan optimization, and evaluation of viable real estate opportunities across the assigned region through a quantitative and qualitative approach.

  • Develop strategy and negotiate new leases and renewals of existing stores, signage, parking and other management agreements in place, with a sound knowledge of the market and corresponding rates.

  • Prepare market packages and lead real estate tours for greenfield and relocation opportunities.

  • Collaborate with Primary Care Partnerships to negotiate and implement new MD agreements with existing and new MDs to grow scripts within our network.

  • Collaborate with Market Development, Finance and Primary Care Partnerships (if applicable) in completing Proforma Models for each project.

  • Collaborate with Design & Construction and Primary Care Partnerships (if applicable) on landlord’s work negotiations and cost implications, construction costs estimate, layout feasibility planning, incorporating MD requirements where applicable, bringing all of the above elements into the overall negotiation and the project together to fruition.

  • Negotiate Lease Amending Agreements, Letters of Intent, Offers to Lease and Leases and Subleases with landlords and subtenants, working with legal and other internal stakeholders where needed, having full ownership from negotiations to drafting to execution.

  • Present recommendations to the Real Estate Committee (REC) which includes members of Rexall Executive Team (RET) on a monthly basis for deal approvals.

  • Compile and analyze demographic and competitor market research information on current trends and changes that may impact Rexall.

  • Collaborate with Market Development and Finance to analyze sales penetration of existing stores and delineates trade areas for opportunities that could have a substantial contribution to the Rexall real estate landscape and Rexall Pharmacy Group as a whole.

  • Complete and lead market overviews meetings including the RET, Divisional VPs of Operation, Primary Care Partnerships and Finance, and participate in network optimization planning.

  • Assist with compiling and analyzing information for other presentations as required.

  • Collaborate with Market Development in evaluating opportunities and strategy with the assistance of the Geographic Information System (GIS).

  • Create and maintain a library of maps, pictures, etc., showing important characteristics (i.e., competitor positioning) in each market across the assigned region.

  • Compile and maintain market growth information for all major markets on a regular basis with information from municipal, provincial and national sources.

  • Populate and update the database with information such as rent comparables, competitor, cross-retail, doctor, nursing home, and hospital files, with a detailed understanding of said information and how it may impact Rexall.

  • Maintain a positive relationship with all landlords, brokers and physicians within the network to better demonstrate Rexall’s position in the market and industry

  • Perform other duties as assigned to support Rexall Pharmacy Group ULC.

Knowledge, skills and experience:

  • University degree in Real Estate, Retail Geography or Urban Planning.

  • 5-10 years’ relevant work experience in commercial real estate

  • Strong negotiation skills.

  • Knowledge of and aptitude for retail business.

  • Strong analytical capabilities.

  • Strong ability to multi-task, balance and prioritize various requests.

  • Knowledge of statistical analysis an asset.

  • Excellent interpersonal skills both written and verbal.

  • Advanced knowledge of Microsoft Applications-Excel, Word, PowerPoint.

  • Experience with MapInfo, ArcInfo or ESRI GIS system developed in a work or academic environment is an asset but not required.

  • Travel required 5 – 10% of the time within the assigned region.
